BULGARIAN PROPERTY PRICES EXPECTED TO RISE 10 PER CENT BEFORE END OF YEAR

Property prices in the bigger Bulgarian cities will rise by 10 per cent before the end of the year; this was the consensus among real estate agents in Bulgaria, according to actualno.com.

Property prices are going up daily and there is no reason for this trend to change, said Toni Mladenova, of real estate agency Bulgaria 21. She added that property was still in demand and for some properties there were offers from three-four clients.The highest interest was for apartments with a floor space of 60 to 70 sq m, Monitor Daily quoted her as saying.

Prices for cheaper apartments would rise most over the coming months, specifically those in modern blocks and also older brick buildings outside the central areas of the cities, expected Valeri Leviev of agency Elta Konsult. Their prices would rise about 10 per cent by the end of the year. He also thought that new apartments would rise in value by a smaller percentage and newly constructed real estate would hold it's value.

Furthermore, he did not believe that the market was over inflated, as the Bulgarian economy was growing, income was raising and the bank system was stable.

Additionally, real estate in Bulgaria was cheaper than in most Central Eastern European countries, he said. Other estate agents are expecting higher price increases; Tihome Tsakov, manager of agency Aristo, thought property prices in Sofia would go up by 20 – 25 per cent.

This month our feature article follows Neil Todd, our Managing Director, during some well deserved time out on a recent business trip to Bulgaria. Neil visited a new English run water skiing and wake boarding club on the shores of the stunning Lake Iskar. Could he rise to the challenge of swapping his snow board for a wake board?

On the road between Samokov and Sofia, 2 enterprising English guys have set up a new water sports club on the shores of Lake Iskar, called 'Snow & Wake Bulgaria'.

Matt & Ricky are both British Water Ski Federation qualified instructors with 20 years of experience. Their equipment includes a world class wake board boat & a tournament ski boat. The pair have already installed a slides & kicker park, with a slalom course planned for next year. All standards/ages are catered for and the equipment (boards/skis/wetsuits) is the latest available.

Our "reporter" took to the water for the first time after the insistence of Ricky who said "these are probably the best conditions in the world with 12 miles of crystal clear, calm water and during the week you can have the lake all to yourself". After a quick briefing it was out onto the lake and time to get wet. The water temperature was perfect, as the sun was beating down.

Initially a pole at the side of the boat was used and after 2 successful stands, it was time to move onto the proper tow rope. It was 1st time lucky and what a thrill. It was very easy to control, although after 10mins (or maybe only 5 ;-) tired limbs cried out to stop and a little 'fall' ensued. No damage done and almost time up for this 15min 'taster', all for the reasonable sum of 30lev (about £11).

The club is sited next to a restaurant and there is also a small beach. Please mention Zelnik Properties if booking (booking advisable, especially at weekends) and remember the club is less than 30mins drive from Beli Iskar.

Sultan of Oman announces Super Borovets investment

His Majesty Sultan Qaboos bin Said of Oman has announced his participation in the construction of the luxurious winter resort, Super Borovets, which is located in Bulgaria. The State Fund of Oman has bought a 33.5-percent-stake in the project from the Rila Borovets 2004 venture.

The British investment fund Equest acquired a 33.5-percent stake in the Super Borovets project. The news was announced by Equest managing partner Georgi Krumov and Stoyan Denchev, Honorary Consul of the Republic of Bulgaria in Oman. Representatives of His Majesty Sultan Qaboos bin Said visited Bulgaria about six months ago and started the negotiations with Glavbolgarstroy, which at the time held the majority share in Super Borovets.

Two weeks ago a representative of the State Fund of Oman came to Sofia and the deal was finalised. Apartments, hotels and retail centers with a total floorage of 653,815 sq m and supporting infrastructure will be constructed under the Super Borovets Project. The existing forty-two kilometers of ski runs in the resort will be extended by another thirty-six kilometers.

The Super Borovets construction is expected to kick off in September this year, with a planned finish date of 2012. The project will cost about 566 million euro.

BULGARIAN LIFE: Samokov day

Fireworks at Samakov DayOnce a year (this year it was on the 18th August) the people of Samokov get together for a celebration known as 'Samokov Day'. The town square is filled with a happy throng of townsfolk and a firework display gets them going, before live music kicks in to take them through the night. Colourful stalls sell popcorn and candy floss, and there are small rides for children. The carnival atmosphere is fantastic and there are lots of bars and restaurants around the square to take a pew and view the evenings proceedings. With a beer costing 1lev 50 (about 40p) and a pizza about 3lev 50, it's easy to get into the spirit of things and dream of your apartment in Beli Iskar, only a picturesque 10 minute drive away!
